A standard VIVRE production package includes a cinematic property film (2 to 4 minutes, 4K resolution, color-graded), 40 to 60 architectural stills (interior and exterior, natural light), aerial photography and video (drone, licensed operator), and a set of social media adaptations (vertical cuts for Instagram Reels and Stories, horizontal for YouTube and web).

All deliverables are provided in master-quality files: ProRes 422 HQ for video, RAW + edited TIFF/JPEG for photography. We also deliver web-optimized versions ready for immediate use on listing platforms, websites, and social media.

The package does not include staging, furniture rental, or interior design services. However, we coordinate with the property's existing team to ensure the space is presented at its best. For properties that require styling, we can recommend trusted partners in each destination.

The complete production cycle is typically 4 to 6 weeks from contract signing to final delivery. This breaks down into three phases: pre-production (1 week), production (1 to 2 days on-site), and post-production (2 to 3 weeks).

Pre-production includes location scouting, shot list development, scheduling around optimal natural light conditions, and coordination with property management. We plan every shot before arriving on-site to maximize efficiency during the filming window.

Post-production involves color grading, sound design, music licensing, editing, and format adaptation. We deliver a first cut for review within 10 business days, with one round of revisions included. Final delivery follows within 5 business days of approval.

For urgent projects (new development launches, editorial deadlines), we offer an expedited timeline of 2 to 3 weeks with a priority surcharge. This is subject to crew availability.

VIVRE Luxury Films is based in Guadalajara, Mexico, with primary operations across Mexico's Pacific coast: Riviera Nayarit (Punta Mita, Sayulita), Costalegre (Careyes, Chamela), and Baja California Sur (Los Cabos, Todos Santos, Costa Palmas).

We accept international projects under specific conditions: the property must meet our quality standards, the project scope must justify travel logistics, and the client must cover travel and accommodation costs for the production crew (typically 3 to 4 people).

To date, we have completed projects in Mexico, Costa Rica, and the Dominican Republic. Our equipment and workflow are designed for tropical and coastal environments, which is where our expertise is strongest.

A standard drone tour documents a property. A VIVRE film tells the story of living in it. The difference is editorial intent: we approach each property as a narrative, not a floor plan.

Technically, this means cinema-grade equipment (RED Komodo or equivalent, Cooke anamorphic lenses for interiors, DJI Inspire 3 for aerials), natural light prioritization over artificial lighting, and professional color grading that establishes a consistent visual identity for the property.

Editorially, it means pacing, rhythm, and sequence designed to create emotional engagement. We study how light moves through the space at different times of day, how the architecture frames views, and how the landscape interacts with the structure. The result is content that performs as marketing but feels like editorial — the kind of work that Architectural Digest or Harper's Bazaar would publish.

Discretion is a non-negotiable standard. For occupied properties, we work with the owner or property manager to schedule filming during periods of minimal activity. For vacation rentals, we coordinate around booking calendars to ensure zero disruption to guests.

Our crew operates with a strict protocol: minimal footprint (3 to 4 people maximum), no signage or visible equipment outside the property, quiet equipment (no generators — we use battery-powered lighting when needed), and a defined time window agreed upon in advance.

For branded residences within hotel properties (Four Seasons, One&Only), we coordinate directly with the resort's marketing and operations teams, following their specific protocols for on-property production. We have established relationships with most luxury operators in our coverage area.

Both. Every project includes master files and platform-specific adaptations at no additional cost. Master files are delivered in ProRes 422 HQ (video) and RAW + TIFF (photography) for archival and future use.

Social media adaptations include: vertical 9:16 cuts for Instagram Reels, Stories, and TikTok; horizontal 16:9 for YouTube and website embedding; square 1:1 for Instagram feed posts; and web-optimized JPEG/WebP for listing platforms (MLS, Zillow, Realtor.com).

We also provide a brand guidelines document for each project, specifying recommended color overlays, typography pairings, and posting sequences for social media. This ensures the visual identity established in the film extends consistently across all platforms.

VIVRE maintains a quality threshold for the properties we film. This is not about price — it is about whether the property can be presented at a level consistent with our portfolio and the expectations of our audience.

We decline properties that have significant deferred maintenance or construction defects visible on camera, properties in locations that do not align with our geographic expertise (we are coastal and tropical specialists), and properties where the owner's expectations for the final product conflict with editorial integrity (we do not digitally alter views, add furniture that does not exist, or misrepresent the property's condition).

This selectivity is intentional. Every project in our portfolio reflects on every other project. A developer considering VIVRE will evaluate us based on the quality of our entire body of work, not a single project.

Yes. VIVRE Films pricing is structured around three variables: property complexity (size, number of distinct spaces, architectural features), location logistics (travel distance from our base, accessibility, permits required), and deliverable scope (video length, number of stills, additional formats).

As a reference range, a standard production for a 3 to 5 bedroom luxury villa within our primary coverage area (Riviera Nayarit, Costalegre, Los Cabos) typically ranges from $4,500 to $12,000 USD. Large-scale developments, multi-property portfolios, or properties requiring multi-day shoots fall in the $15,000 to $35,000 USD range.

Travel costs (flights, accommodation, ground transport) are quoted separately and transparently for properties outside our base region. We provide a detailed proposal with line-item pricing before any commitment.

VIVRE Films is not a standalone content vendor — it is a strategic component of the commercial system. For developments represented by VIVRE Living, the film serves as the primary buyer qualification tool: prospects watch the film before scheduling a visit, which means they arrive with informed expectations and higher purchase intent.

For independent clients (developers with their own sales teams), we deliver content designed to integrate with their existing marketing infrastructure. This includes formatted assets for their website, social media calendar recommendations, and technical specifications for print and digital advertising.

The data supports this approach. Properties with VIVRE cinematic content consistently show 3x to 5x higher engagement rates on listing platforms compared to standard photography, and developers report shorter sales cycles when films are used as the initial point of contact with qualified buyers.

Yes. Editorial photography for publications is a distinct service from marketing photography, and we treat it accordingly. Editorial work for Architectural Digest, Vogue Living, Harper's Bazaar, or similar publications follows different technical and aesthetic standards than real estate marketing content.

Editorial photography prioritizes composition, narrative, and artistic expression. Marketing photography prioritizes clarity, space representation, and buyer appeal. Both are valid — they serve different purposes. We produce both, but they are quoted and executed as separate projects.

Our editorial work has been featured in or produced for publications including Architectural Digest Mexico, Forbes Life, and regional luxury publications. For editorial commissions, we work directly with the publication's art director to ensure alignment with their visual standards.

Our primary cinema camera is the RED Komodo 6K, paired with Cooke S4/i prime lenses for interior work and Canon CN-E primes for exterior and architectural shots. Aerial footage is captured with the DJI Inspire 3 system with Zenmuse X9 gimbal, providing 8K raw aerial capability.

For photography, we use the Hasselblad X2D 100C (100 megapixel medium format) for architectural stills and the Sony A7R V for lifestyle and detail shots. All photography is shot in RAW format and processed through a calibrated color pipeline.

Lighting is primarily natural — we schedule shoots around golden hour and optimal daylight conditions. When supplemental lighting is required (deep interiors, night exteriors), we use Aputure 600d Pro units with softbox modifiers, designed for quiet operation in residential environments.

Post-production is completed in DaVinci Resolve Studio for color grading and Adobe Premiere Pro for editing. All projects are delivered in Rec. 709 color space for web and broadcast compatibility.

Yes. VIVRE Luxury Films operates as an independent production division and accepts commissions from developers, property owners, architects, interior designers, and hospitality brands regardless of whether the property is listed with VIVRE Living.

Approximately 40% of our production work is for properties not represented by VIVRE Living. This includes developer portfolios, hotel marketing content, architectural firm portfolios, and editorial commissions.

The only requirement is that the property meets our quality standards. We evaluate each project proposal based on the same criteria we apply to our own portfolio: architectural merit, location quality, and whether the property can be presented in a way that is consistent with our body of work.
